Most of our damp and timber surveys are as a result of surveys for
mortgages, re-mortgages and Equity Release funding and therefore are
prices are structured to meet this demand and prices for damp and timber
surveys are as follows:-
Damp Survey:from £300.00
Timber Decay:from £300.00
Combined Damp & Timber Survey: from £450.00
Damp and timber surveys are based on a typical three bedroom semi or
terraced house
Damp-timber and dry rot surveys –
Whole house survey costs £600.00
Mortgage specials- damp and timber surveys and reports to satisfy
stricter Building Society lending criteria.
As we head into a new age of austerity Building Societies have turned
the clock back to the 1950s and mortgage lending is getting tighter and
with lenders making borrowers come up with deposits of around 20-30% of
property values. They also seem to have instructed their surveyors to be
very particular in their inspections with regard to dampness or timber
decay and perceived dampness or timber decay is always flagged up on a
building survey. We get calls and e-mails on a daily basis from clients
saying that they are buying a house and have been granted a mortgage but
‘dampness and timber decay have been noted and a specialist damp and
timber survey is required’
The slightest hint of damp will therefore get the Building Society
surveyor to include statements such as- ‘Random moisture meter readings
were taken and adverse readings were recorded on some walls, this
indicates an on-going damp problem at the property. A competent Damp &
Timber Specialist should be commissioned to assess the severity of the
rising damp to the property and quote for necessary damp-proofing and
timber treatment works.’
This often leads to damp-proofing firms to offer free surveys and quotes
which will routinely diagnose rising damp and then recommend chemical
damp-proofing together with associated re-plastering. This work is
rarely need and to avoid such disruptive, costly and unnecessary works

and sellers from unnecessary, expensive and disruptive damp-proofing and
timber treatments.

You might be tempted by the offer of a ‘free survey’ by some
damp-proofing and timber treatment companies but they will always find
rising dampness and recommend chemical damp-proofing and timber
treatments that are hardly ever required and very hard to justify.
We can also provide quotations for any remedial damp and timber decay
repairs which have been specified by a Chartered Surveyor (RICS) or any
independent Remedial Surveyor (CSRT) who is a member of the Property
Care Association or Institute of Specialist Surveyors and Engineers.
